BConflict of Interest

It is a conflict where we have two clients who become interested in the same property. Our solution to this issue is openness:

  • There are no industry (REIV) guidelines. We are a professional member.
  • We tell both parties in writing and copy solicitors of all parties.
  • If you feel uncomfortable, we will release you from our agreement at no charge.
  • You will be told if the other party has dropped out.
  • The conflict situation usually arises because of low stock levels.
  • You know your competition is real.
  • We do not knowingly take on new clients on a property where we have an existing client.
  • We are primarily a buyer agency firm but are sometimes engaged by a vendor. If we are engaged by a vendor for a property and you as a current client wish to purchase this property, we will immediately advise you that we are acting for the vendor and recommend another Buyers Agent to work with you. We will not be entitled to receive a commission from you or the Buyers Agent  (directly or indirectly)
